Buying a Home During the Winter

Your realtor will tell you that winter is usually the cheapest time of year to purchase a home. If someone is selling during the winter and the holidays they are typically very motivated to make it happen fast. 

You can be the person who buys your home faster and for less because you’re willing to do it when most other people aren’t. Buyers will be scarce, so if you’re willing, you will have less competition, and prices may be lower than in the spring. Sellers will be eager to get you into their home for a showing, so work closely with your real estate agent to see available homes.

One clear advantage of buying a house in the winter is getting the see the house during the harshest weather months. How sturdy is it? Do the windows have drafts? Are their roof leaks? How well does the heating system work? These things will be more obvious during the winter. Your real estate agent will likely be able to devote more time to your home search and buying process this time of year as well.

Another advantage of buying in the winter is that you may be able to close more quickly and have more flexibility with closing costs and other variables. And since it’s the end of the year, you’ll be able to take advantage of the tax write-off associated with home purchases now: mortgage interest, taxes and some closing costs.
